Older Rosemead bathrooms and their valves
The Census Bureau’s American Community Survey puts the median year Rosemead homes were built at 1959. Many of those bathrooms have been redone once or twice since, so behind one tiled wall we may find an original two-handle valve, and behind the next a single-handle valve put in during the 1990s. Knowing which one you have is most of the job, and a clear photo of the handle and plate usually tells us.
Temperature matters as much as leaks. The U.S. Consumer Product Safety Commission’s guide to tap water scalds says burns can occur with a six-second exposure to 140 degree water. A shower valve’s limit stop is the part that keeps the handle from turning that far, and on many older valves it has never been set at all.
Bigger jobs, free estimate
We replace a valve when the new one is the same type and fits the same pipes and opening. If the change means moving the valve, rerouting supply lines, converting from two handles to one, or the pipes behind the wall are badly corroded, we say so in our first reply, because that is a bigger plumbing job with its own free estimate. We also do not open tiled walls for new rough-in work.
While we’re out for this, Rosemead customers often add shower head and tub spout replacement, caulking and grout repair, pressure regulator and expansion tank replacement or grab bar installation.
What to text
A straight-on photo of the shower handle and trim plate, the brand name if one is printed anywhere on it, and a few words about what happens: a drip, no hot water, water too hot, or a handle that is hard to turn.
Shower valve questions
Why does my shower faucet drip even after I replaced the cartridge?
The seats, O-rings or the valve body itself may be worn, or the wrong cartridge went in. We check the part number and the valve before trying another one.
How long does a shower cartridge replacement take?
Depends on the job; we’ll let you know after we see photos. Old cartridges seized by scale take longer to pull without damaging the valve.

My shower drips after I turn it off. Is that the valve or the shower head?
Almost always the valve. Water that comes out of the head with the handle closed is passing through a worn cartridge, stem or seat. Cleaning the head will not stop it.

Why does my shower only get lukewarm?
Many single-handle valves have a rotational limit stop that caps how far the handle turns toward hot. If it was set too tight, or the cartridge was put in a notch off, the hot side never fully opens. We adjust it and test with a thermometer at the head.

Can you just change the cartridge without opening the wall?
In most cases, yes. The cartridge comes out from the front once the handle and plate are off. We shut the water, pull the old cartridge, and take it along if the brand marking has worn off so the replacement matches.
Do you replace the handle and plate too?
When needed. If they are cracked, pitted or no longer match, we fit a trim kit made for that valve brand and series, so the new handle turns the cartridge correctly.
What if the valve body itself is the problem?
If the body is cracked, the seats are pitted beyond repair, or parts are no longer made for it, we replace it with a matching valve when it fits the same opening and connections. If it does not, we tell you before any work starts.
How do I keep the new cartridge working well?
Use the shower normally and turn the handle through its full range now and then. Mineral scale tends to set in on valves that are always left at one position, which is why a stiff handle on a guest bath shower is so common.
