Rosemead and the cities around it

Rosemead comes first. Here is how the city is laid out, what its houses tend to be, and which neighboring cities we also cover.

How Rosemead is laid out

Rosemead Boulevard, San Gabriel Boulevard and Walnut Grove Avenue run north–south through the city, crossed by Valley Boulevard and Garvey Avenue. Southern California Edison’s headquarters is on Walnut Grove Avenue, and the city reaches down toward Whittier Narrows on its southern edge.

What the houses are like

Much of Rosemead was small farms until after World War II. Homes near Wells Street and Delta Avenue went up around 1946–47, and about half of the city’s homes date from before it incorporated in 1959.

So there are a lot of one-story postwar houses, many with early drywall, hollow-core interior doors and original shutoff valves, alongside newer homes and apartments. More on that in our repair notes for postwar Rosemead homes.

Most of those homes are houses rather than apartments: the City’s Housing Element puts single-family homes at 87.2 percent of units in 2019, and it notes that about 95 percent of the housing was built before 1980. Houses that old may still have some original plumbing or wiring in the walls, though many have been updated over the years.
