In short
A door that won’t close, rubs, squeaks or swings on its own normally needs the hinges reset, the strike moved, or a light plane on one edge. We start with adjustments, swap worn parts if needed, and seal any bare edge so it doesn’t swell again.
Your photo checklist
- The door closed, showing the gaps
- Where the paint wears from rubbing
- The hinges
- The latch and strike
- A clip of the door closing
Covered on a Rosemead visit
- Loose hinges tightened, and stripped screw holes rebuilt so they hold
- Strike plates moved so the latch catches without a shove
- Doors trimmed or planed where they rub, with the cut edge sealed
- Knobs, levers, privacy locks and hinges replaced like-for-like
- Holes in hollow-core doors patched and painted
- Door stops and wall bumpers added where a knob hits the wall
Outside what we take on
- Cutting new openings for doors or windows.
- Glass replacement; a glass shop handles panes and sealed units.
- Garage door openers, springs and tracks.
Ground that shifts under Rosemead houses
The city’s own Public Safety Element lists “collapsible, compressible or expansive soils” and “subsidence due to groundwater pumping” among Rosemead’s geologic issues of concern. Small movements in a house tend to show up first at its doors: a gap that’s wider at the top than the bottom, or a latch that no longer lines up with its strike.
Age adds to it. With a median build year of 1959 (ACS 2020–2024), many Rosemead interior doors have been hung, rehung and painted over for decades. Built-up paint on the edges and hinge screws that have loosened over time are common reasons a door starts to rub, and both are fixable without replacing the door.
How a door repair goes
Watch it swing
We open and close the door a few times to see where it rubs, where the gap at the top is widest, and whether the latch lines up with the strike.
Tighten the hinges
Hinge screws come first. A long screw through the top hinge into the stud often pulls a sagging door back into line.
Adjust the strike or plane the edge
If the latch still misses, we move or file the strike. If the edge still rubs, we plane only that spot and seal the bare wood.
Swing test again
The door should close with a light push, latch on its own and stay where you leave it.
Doors that need a different trade
A lock that needs rekeying or a new keyed cylinder is outside our scope. A door that binds because the wall around it has cracked or moved deserves a contractor’s look before any planing. For a whole new pre-hung door and frame, a finish carpenter or door shop handles the install; we can swap hardware and fine-tune it afterward.
While we’re out for this, Rosemead customers often add pocket door repair, door hinge repair, door latch and knob repair, lock and smart lock installation, weatherstripping and door sweeps, sliding glass door repair or doorbell and video doorbell installation.

Door repair questions
Can a door be cut down after new floors go in?
Yes. We trim the bottom and seal the edge so it doesn’t swell.
Why does my door squeak when I open it?
Dry hinge pins. We clean and lubricate them, or replace worn hinges.

Why won’t my door latch?
The latch misses the strike plate, often because the door has dropped. Tightening hinges or moving the strike lines them up.

Why does my door open by itself?
The frame is slightly out of plumb. A hinge tweak adds enough friction to hold it.
How much does interior door repair cost?
Most fixes are short. A new slab costs more. Send a video.
Why does my door only stick in summer?
Wood takes on moisture and swells. If it only rubs part of the year, a small trim on the high spot usually solves it.
My closet bifold keeps jumping its track. Can you fix that?
Yes. We replace worn pivots and guides and reset the top track so the panels fold straight.
Can you replace a door that is beyond repair?
We can hang a new slab in your existing frame, drilled for your hardware.
The door swings open by itself. Why?
The frame is slightly out of plumb. Bending one hinge pin slightly or shimming a hinge adds enough friction to hold it.
Will you let me know before you come over?
Yes. We text before heading over.
What if the door needs replacing instead?
We stop and tell you before doing anything extra. Parts depend on the door and frame, so a replacement is quoted separately with them listed.
Can my tenant let you in?
Yes. Renters make up just over half of Rosemead households, 7,613 of 14,434 occupied homes in the Census Bureau’s 2020–2024 estimates. A tenant can let us in, and keys or lockbox codes work too.
What payment do you take?
Most payment options. Ask when you get your quote.
The door started rubbing again. Will you come back?
Yes. If something isn’t right after the job, we come back and take care of it.
Why won’t my door close all the way?
Common causes are a hinge-bound door, loose hinge screws, paint buildup on the stop, or a strike that no longer lines up. We find where it binds and fix that spot.
Why is my door sticking after painting?
Fresh paint on the edge or the stop can make a door stick. Let it cure, then sand the contact edge lightly. If it still sticks, we adjust the hinges or plane the edge and seal it.
